Building a professional growth environment
From machine park to energy management, from (fire) safety to the general fitting-out works of the site. When we entered the scene, Foresco had one main construction goal: professionalising and optimising their existing site.
For us, this whole adventure began with a single roof renovation project. Gradually, our works started evolving towards a total renovation with a mixture of new construction and renovations, including:
- Major renovation of 7 existing production halls: façade and floor renovations, demolition of existing asbestos roofs, inspection of remaining existing structures, installing insulated roof panels strong enough to support the weight of solar panels, installation of rooflights and smoke vents, fitting inner walls designed for an altered layout, …;
- 3 newly constructed production halls and warehouses;
- A new office building in CLT-structure (foundation works, base plate, roof finishing as in insulation, sealing and green roof; façade and interior finishing);
- Renovation of the outdoor pavements and sewage works.
Challenges along the way
What challenges did our constructive challengers encounter in those past two years?
1. A company in full production, a site at full Speed
Construction works on a site that never stops: this is always one of the big challenges in industrial construction projects. At Foresco, production didn’t stop either; all while we were demolishing and rebuilding roofs, renewing floors and upgrading halls. This resulted in non-stop consultation with the client, maximal use of phases and especially: at any given time, being vigilant with regard to safety, accessibility and continuity of the process stages.
2. Ad hoc tasks
We are exceedingly proud that we were able to build a constructive relationship with Foresco, even in these challenging circumstances. This converted quickly into a fully booked site schedule. With a client who is fully committed to expansion, the assignments kept coming at a rapid pace; sometimes when we least expected it.
Nightly interventions, lastminute changes or additional machinery that required a permanent finished destination in a few weeks are only a few examples. Adaptability was key, with a very tight deadline to adhere to.
3. Green roofs with a strong inclination
The design of the new office building instantly catches your eye thanks to a couple of beautiful, innovative and moreover sustainable assets. Where the underlying construction is an elegant CLT support structure, the outside immediately stands out due to the steep green roofs. A prestigious example of how functionality and aesthetics can blend perfectly in modern industrial architecture.
4. Outdoor construction with sustainable impact
This project required technical precision not only on, but also below the surface; primarily, it needed environmental ingenuity. In order for rainwater to maximally seep through the subsurface and minimally burden the sewage system, we installed an additional 700 m³ retention basin in the form of below-ground stock tanks and an above-ground wadi system that catches, redistributes and infiltrates rainwater locally.
Typical edibo?
Although officially, we didn’t work in one construction team, the communication lines between the client, the architect and edibo remained extremely short throughout each project phase.
Behind the scenes, our research department, work planners and site managers collaborated closely as a multidisciplinary team. Everything we fitted on site – from renovation to new construction – passed by our internal experts first.
Thanks to earlier successful collaborations with the architect (for instance, in the Decomecc and Act&Sorb projects) the interaction was supreme, in both directions. Not only did she appreciate our technical and budgetary recommendations, she even incorporated them in many of the final choices and decisions.
This collaborative problem-solving, combined with our fast work pace and unending flexibility has resulted in a mutual constructive partnership today, with additional assignments such as in Beringen, Wallonia and even the Netherlands.
